Laguna Sands

One of the Few Places in Laguna Beach You Can Actually Live on the Sand

Drive South Coast Highway between the Village and Aliso Beach and you pass a long stretch of buildings that face the water. Very few of them sit on it. The bluff does most of the work along this coast, which is why so much of Laguna’s oceanfront housing looks down at the beach from thirty or forty feet up rather than opening onto it.

Laguna Sands is one of the exceptions. The gated community sits directly on the sand next to the Surf & Sand Resort, and residents reach the beach without crossing a road or hunting for a public stairway. That single fact explains most of what makes the address hold its value.

Beachfront position in Laguna Beach is a fixed supply. Nothing about the coastline is going to produce more of it, and the coastal permitting environment makes new beachfront density effectively theoretical.

The Building Just Finished a Major Renovation

Laguna Sands dates to 1962, and buildings of that generation along the coast tend to arrive at a fork: defer and decline, or spend and reset. This one spent. The community recently completed a comprehensive multi-million-dollar renovation, and the visible results are the pieces residents actually use, including a rebuilt oceanfront swimming pool and both community terrace decks.

For a buyer, the timing matters more than the finishes. Capital improvements on an oceanfront building are expensive, disruptive, and usually funded through assessments. Buying after the work is finished is a meaningfully different proposition than buying before it starts.

Residence 47 Is Available at $3,495,000

Unit 47 is a two-bedroom, two-bath residence of 1,155 square feet, remodeled throughout and currently offered by The Aaronson Group.

The living space opens through floor-to-ceiling La Cantina sliders, which is the detail that changes how the home feels day to day. Open, and the room becomes part of the beach. Closed, it is quiet and insulated from the highway behind it. Wood-look porcelain tile runs throughout, with LED recessed lighting and ceiling fans keeping the interior bright and ventilated.

The kitchen carries upgraded cabinetry, Italian porcelain countertops and backsplash, and a full stainless steel appliance suite. The primary suite pairs mirrored wardrobe doors and custom closet systems with a spa-inspired bath built around a large walk-in shower and dual vanities. The guest bath handles the practical side with a tub and shower combination, dual sinks, and a stackable washer and dryer.

There is no air conditioning, which is common in older beachfront Laguna construction where the marine layer usually handles the job. For buyers who want it anyway, approved and permit-ready plans for installation transfer with the property, which is the hard part of that project already cleared.

What the Location Actually Gives You

Beachfront in Laguna is often a trade. You get the water and you give up walkability, or you get downtown and give up the sand. This stretch of South Coast Highway avoids most of that. Galleries, restaurants, and shops are reachable on foot, and the Laguna Beach trolley stops directly outside the building, which matters more than it sounds like it should in a town where summer parking is its own sport.

Within the community, Unit 47 opens directly onto one of the two renovated terrace decks, furnished with lounge seating, barbecues, and fire pits. There is an elevator down to the parking garage. The Surf & Sand is next door if you want a restaurant or a spa without moving the car.
