🏆 Residential: The top home sale recorded in New York City on Thursday, Nov. 6 was in Gramercy Park. A newly built penthouse at Tidhar Group’s 200 East 20th Street for just under $7 million. The buyer was Bandit Ranch Pod, LLC. The three-bedroom unit spans 2,231 square feet, pricing the transaction at roughly $3,100 per square foot. The condo first hit the market in 2024, asking $6.9 million. Douglas Elliman’s Elena Sarkissian, Jane Powers, and Ariel Tirosh had the listing.

🏆 Commercial: The most expensive commercial transaction recorded in the Big Apple was on the Upper West Side. Apex Investments paid $26.4 million for a five-story former school at 160 West 74th Street, which was once home to Calhoun School’s lower school. The seller was Bayrock Capital. The firm purchased the property in 2023 for $14 million and had intended to convert it into a women’s shelter.

📊 Commercial: In East New York, a one-story warehouse at 749 Van Sinderen Avenue traded for just over $7 million. The property was marketed with Ariel Property Advisors as a development site, with 103,500 buildable square feet. Calmer Than You Are LLC, the seller, had purchased the property in 2015 for $2.2 million. The buyer in the latest transaction was 729 Van Sinderen Housing Development Fund Corporation, tied to Brooklyn-based HousingPlus Solutions, a supportive housing organization.

📊 Residential: A trust tied to Michael Jesselson, president of Jesselson Capital Corp. purchased a sponsor unit at The Astor at 235 West 75th Street in the Upper West Side for $5.9 million. The property’s developer is CIM Group. The condo has four bedrooms and four and a half bathrooms. Douglas Elliman’s Kyle Egan, Michael Kafka, Katherine Gauthier and Will Rivera had the listing.
