Luxury Sellers Are Holding the Stronger Hand Right Now

The headlines have spent most of this year describing a market that has cooled. Buyers pulling back, price growth flattening, listings sitting. That story is broadly accurate for the middle of the national market. It is not the story at the top.

Luxury sale prices are climbing several times faster than the rest of the market, transaction volume above $1 million is up sharply year over year, and high-end homes are still going under contract in under 50 days. For owners of estate property along the coast, from Monarch Beach and Dana Point to Laguna Beach, Newport Coast, and Newport Beach, that combination is worth understanding before deciding whether to wait another season.

First, What Actually Counts as Luxury

The standard national definition puts luxury at the top 5 percent of a given market by price. That threshold moves dramatically depending on where you are standing. In much of the country, it lands somewhere near $1 million.

In coastal Orange County it does not. The top 5 percent in Newport Coast, Crystal Cove, Emerald Bay, or Monarch Bay begins several multiples above the national figure. Worth keeping in mind when you read a national statistic and try to apply it to your own street: the national “luxury” tier and the coastal OC luxury tier are two different markets that happen to share a label.

Prices at the Top Are Rising About Three Times Faster

According to the most recent Redfin data, the typical home sale price nationally is up roughly 1.5 percent year over year. Luxury sale prices are up close to 5 percent over the same period.

A three-to-one spread is meaningful. It says the appreciation still available in this market is concentrated at the top, and that sellers reading national price-growth headlines are likely underestimating what their own segment has done over the past twelve months.

Buyers at the Top Are Still Transacting

The pullback narrative is real, but it is concentrated at the entry level. NAR’s data shows unit sales below $250,000 essentially flat against last year. Move up the price ladder and the picture changes: sales in the upper price categories are running roughly 10 percent ahead of a year ago, and the $1 million-plus segment is up approximately 18 percent.

The reason is not complicated. Affordability pressure, rate sensitivity, and debt-to-income constraints govern behavior at the entry level. They govern very little at $5 million. A large share of coastal OC luxury transactions involve cash, portfolio lending, or equity rolled forward from a prior sale, which insulates the top of the market from the forces slowing everything below it.

And They Are Moving Quickly

Redfin puts the median days on market for luxury homes under 50 days. That is faster than pre-pandemic norms going back to 2014, which is a useful benchmark because 2014 through 2019 is generally remembered as a healthy, functioning market rather than a frenzy.

For a seller, that number matters as much as price. A well-prepared, correctly positioned luxury property is not facing the open-ended waiting period the headlines imply.

What This Means Along the Orange County Coast

Two things are true at once, and both should factor into the decision.

The tailwind is real. Demand at the upper end has held while the broader market softened. Coastal OC inventory remains structurally tight, particularly for true ocean-view and oceanfront product, and that scarcity continues to support pricing in a way the national averages do not capture.

Pricing discipline still decides the outcome. A strong segment is not a forgiving one. Buyers at $5 million and above are represented, well advised, and comparing your property against every other option on the coast. Homes that come out ahead of the market still sit, and the ones that sit long enough eventually trade at a discount to where they should have started. The 50-day figure describes properly positioned listings, not aspirational ones.

The practical takeaway: this is a favorable window to sell a high-end coastal home, provided the pricing strategy and the marketing are built for a discerning, well-informed buyer pool.
