Glendale Slated for 36-Unit Industrial Condo Facility

The city of Glendale is slated to receive a new business park with small-bay industrial condominiums. 

MG Business Park, a new development from the Mangat Group, is expected to begin construction early next year and offer units ranging in size from 1,440 to 14,700 square feet, the Phoenix Business Journal reported. The industrial condos will rise at the southeast corner of Glendale Avenue and New River Road.

Mangat Group previously planned to build a luxury storage facility at the site named MG Storage Condos; that property would have housed luxury vehicles like boats, recreational vehicles and classic cars. Mangat has since abandoned those plans. 

The new development will purportedly better meet the needs of the local market, company founder Tony Mangat told the Business Journal. It will be located on an 8.5-acre site that’s part of 17 acres Mangat owns. The project is making its way through the design review process now. 

The site will include 36 units in five buildings totaling more than 84,000 square feet. Interested buyers can purchase units at pre-sale now with options ranging from $325 to $350 per square foot. Owners can opt for either shell delivery or spec offices catering to industries like manufacturing, warehousing and distribution. 

The industrial condos are designed with small to midsize businesses in mind. Units at MG Business Park units are listed for sale by Brett Ranta and Jordan Tennant with Scottsdale-based Orion Investment Real Estate.

Mangat’s adjacent 9 acres could also be developed at some point in the future, though details on what that could be remain light. 

Construction is slated to begin at the end of March with the industrial condos expected to be available by the end of next year.

In total, Mangat Group owns about 1,000 acres in Greater Phoenix. Besides the MG Business Park, Mangat also plans to build a sports complex in Glendale with soccer and field hockey facilities; that project is in its early stages.
